How do I check a Dubai developer before I buy off-plan?

For buyers about to commit a deposit to an off-plan purchase who want to know what can actually be verified and what cannot. It is a process guide, not legal, tax or financial advice, and anything turning on the law or on your own position needs a qualified professional.

The short answer

Start by establishing who the developer actually is, because a project name, a community name and a brand partner are all routinely mistaken for one. Then confirm the company appears on the Dubai Land Department’s register of approved real estate developers, confirm the specific project is registered with an escrow account, and get the specification, the payment schedule and the handover position in writing for the exact unit rather than the launch. The entity check, first
Establish the developer’s own name as they write it, separately from the project, the community, the district and any brand partner. Everything that follows is a search against that name, and a search against the wrong name returns a reassuring answer about the wrong company.
The official register
Licensing is established on the Dubai Land Department’s register of approved developers, not from a brochure, a portal profile or a directory — including this one. Check it yourself and check the name you established in the first step.
Project registration and escrow
An off-plan project and its escrow arrangement are registered separately from the company. A licensed developer with an unregistered project is not a project you are protected on, and the two checks are not interchangeable.
The specific unit, in writing
Specification, layout, finishes, orientation, parking and service-charge basis vary between units and between phases of the same project. A launch brochure describes an intention; the reservation documents describe what you are buying.
The payment schedule against construction
Whether instalments are tied to time or to construction milestones changes your exposure entirely. This is a term to read rather than a headline to compare.
What happens if it is late
The remedy for a delayed handover is a contractual question with a written answer. Ask for it before signing, because after signing it is the only answer you have.
Who is accountable for the community
In a master community the developer of your building and the master developer of the roads, landscaping and shared facilities may be different companies. Establish which is responsible for what before completion rather than after.

Researching the wrong entity
A community, a project, a phase, a district, a group holding company and a brand partner all look like developer names. Researching any of them returns a track record that is not the one you are relying on — and it usually returns a reassuring one.
Treating a directory as verification
Portal and aggregator developer profiles are marketing surfaces, not registers. Abbasi One’s own profiles are dated research from public sources and are not verification either; the register is the register.
Accepting a rating or league table
There is no independently verified public ranking of Dubai developers by delivery. A scorecard that looks authoritative has almost always been assembled from the developers’ own material, which makes it an advertisement with numbers on it.
Relying on a dated source as though it were live
Every fact on this site carries the date it was read, and the developer reference behind it is explicit that it is not a live feed. Availability, pricing, payment plans and handover positions change faster than any published page.
Assuming a brand partner shares the obligation
On a branded residence the developer is your counterparty. The marque, the fashion house or the hotel brand named on the building has no obligation to you for delivery or defects.
Mistaking a preproduction or staging URL for a source
Developer content sometimes surfaces on preproduction hosts, which are not stable citations and can differ from the live site. Abbasi One records where that has happened in its own research rather than quietly citing it.

This section is opinion, not evidence. It is Abbasi One’s interpretation of the facts above, it is open to disagreement, and it is separated from the sourced material deliberately so you can weigh the two differently.

Abbasi One’s view is that the entity check is worth more than everything after it, and it is the step nobody performs. A buyer who has correctly identified the company and confirmed the project registration has removed most of the risk that diligence can remove; a buyer who has read ten reviews of the wrong company has removed none of it and feels safer.

The second most valuable habit is asking what is not published. This site names exactly what it does not hold on a developer — prices, availability, payment plans, handover dates, returns and delivery records — because a page that lists its own gaps is a page you can calibrate. A page with no gaps is either a register or a sales document, and there are very few registers.

Abbasi One deliberately publishes no developer ratings. It would be straightforward to generate a plausible-looking scorecard from public material, and it would be the single most damaging thing on the site: a buyer acting on an invented delivery record has been given false confidence in a decision worth millions. The absence is the position, not an omission waiting to be filled.

What an adviser adds here is not access to secret data. It is having asked these questions on other transactions, knowing which answers are normal and which are evasive, and being willing to say that a deal does not stand up. Where do I check whether a Dubai developer is licensed?
The Dubai Land Department publishes a register of approved real estate developers, linked from this page and from every developer profile on this site. Abbasi One has not checked any developer against it and does not present its own research as a substitute.
Does Abbasi One rate or rank Dubai developers?
